Important: Land Registry Hub is a private document retrieval service. We are not affiliated with, owned by, or endorsed by HM Land Registry, Registers of Scotland, or Land & Property Services Northern Ireland. The documents themselves are official records but our service for retrieving them is independent and commercial.

1. About these terms

These Terms & Conditions ("Terms") govern your use of landregistryhub.org.uk (the "site") and any order you place through it. By using the site or placing an order you agree to these Terms. If you do not agree, please do not use the site.

2. About us

Land Registry Hub is a private document retrieval service operated independently of the UK government and HM Land Registry. We retrieve official copies of Land Registry documents on your behalf, charge a service fee for doing so, and deliver them to you by email and (where ordered) by post.

The same documents can be obtained directly from HM Land Registry at gov.uk/get-information-about-property-and-land, where the underlying government fee is typically £3–£7 per document. Our pricing includes a service fee for the convenience of an instant, integrated checkout and rapid fulfilment.

3. What we provide

When you place an order with us, we will:

  • Retrieve the document(s) you have ordered from the relevant Land Registry;
  • Send digital copies to the email address you provided, typically within 1 business hour;
  • Post paper copies to the address you specified, if you ordered them, normally within 2 working days of receiving the digital copies.

Documents are provided as supplied by the relevant Land Registry. We do not edit, verify, or warrant the accuracy of the content of those documents.

4. Orders and pricing

Prices are shown on the checkout page and include UK VAT where applicable. Once you confirm your order and complete payment, a binding contract is formed between you and Land Registry Hub.

If a document is unavailable from the Land Registry (for example, because the property is unregistered) we will refund you in full and inform you by email within 1 working day. We are not liable for the unavailability of any document.

5. Payment

Payments are processed by Stripe Payments Europe Ltd. We accept the payment methods displayed at checkout. We do not see or store your card details.

6. Delivery

  • Standard email delivery is free and is typically completed within a few business hours.
  • Express (1 hour) email delivery is an additional charge and is fulfilled within 1 business hour during normal working hours.
  • Paper copies, when ordered, are posted by Royal Mail second class to the address you provided. Delivery is typically 2–5 working days.

Times quoted are estimates. Delays can occur due to circumstances outside our control (Land Registry downtime, postal delays, etc.) and we cannot guarantee specific delivery times.

7. Cancellations and refunds

Under the Consumer Contracts Regulations 2013 you would normally have a 14-day right to cancel online purchases. However, by placing an order for the immediate digital supply of documents, you expressly request that we begin fulfilment immediately and acknowledge that you lose your right to cancel once fulfilment has begun.

You may still be entitled to a refund in the following situations:

  • The document you ordered is unavailable from the Land Registry;
  • We make a technical or processing error;
  • You contact us before fulfilment has started (please email us as soon as possible after ordering).

8. Price-Match Guarantee

If you find the same document (same type, same property, comparable delivery) for less at another UK-based document retrieval service within 14 days of your order, we will compensate you for the difference. Full terms, including how the compensation is paid, are on our Price-Match Guarantee page.

9. Your responsibilities

You agree that you will:

  • Provide accurate information when placing an order;
  • Use the documents you receive for lawful purposes only;
  • Not use the site or its data for automated scraping or republication;
  • Not attempt to interfere with the security or integrity of the site.

10. Intellectual property

The site, including its design, code, text, and graphics, is the property of Land Registry Hub (or its licensors) and is protected by UK copyright law. The Land Registry documents themselves remain the property of the relevant registry; the copies we supply are for your own use.

11. Limitation of liability

Nothing in these Terms excludes or limits our liability for death or personal injury caused by our negligence, fraud or fraudulent misrepresentation, or any other liability that cannot be excluded under English law (including consumer rights you have under the Consumer Rights Act 2015).

Subject to the above, our total liability to you in relation to any order is limited to the amount you paid for that order.

We are not liable for any indirect or consequential loss, loss of profit, loss of business, or loss arising from decisions made based on the content of any document.

12. Service availability

We aim to keep the site available at all times but we do not guarantee uninterrupted availability. We may suspend or withdraw the site or any part of it for maintenance, operational reasons, or other reasons we consider necessary, without notice and without liability to you.

13. Changes to these terms

We may update these Terms from time to time. The "Last updated" date at the top will reflect the most recent change. The Terms that apply to your order are those in force at the time you place the order.

14. Governing law and disputes

These Terms and any dispute arising from them are governed by the laws of England and Wales, and the courts of England and Wales have exclusive jurisdiction.
